Climate Change

Don’t underestimate the power of the seasons to influence buyer demand. Our climate is one of the key drawcards for people moving to this area. It is quite unique to experience the four seasons so dramatically as we do here and as will become very evident over coming weeks. The Autumn colours are really starting to heat up as the days start to cool.

And with the changing season comes a subtle change in how buyers prioritise their property wish list.

Unsurprisingly it is less about needing a pool with people more likely to be seeking features including a fireplace and underfloor heating or a dreamy sunny conservatory to sit on a chilly afternoon outside (have a look at the conservatory at our new ‘Range Hill’ listing).

Of course as a vendor you can’t change what your property has to offer but as an Agent we can, and we do, adjust our marketing focus to emphasise sensational seasonal features and respond to changing buyer demands.

It is a demonstration that marketing a property should never be static. It is also a reflection that marketing a property involves much more than a photo shoot and a website listing.  At McKillop we recognise staging and executing the best possible photo shoot is incredibly important, but it is merely the foundation on which the marketing of the property is constructed.

Whether it be the first contact with a caller or a coffee catch up with someone who has been a McKillop client over many years our team of agents will always be listening to the needs of a potential buyer.
