Busy means business

I was talking to a friend the other day about how busy it has been over recent weeks and I was a little taken aback when my mate’s response was ‘you’re a real estate agent, it’s part of your marketing strategy to say you’re busy!’

Don’t you just love mates who tell you how they see it!  So in case there are others out there a little sceptical about my claims of market activity I shall elaborate on what I mean by ‘busy’.

Firstly, my phone is ringing.  Constantly. Calls from people keen to discuss listing their property and calls from people looking to buy.  And for every call I take there are least four calls to make.

And right now the level of listing activity is crazy.  I think potential vendors have taken note of the solid market returns and are keen to get in on the action as quickly as possible.  Many have been waiting to see if the market would hold into 2015 and now have confidence it can deliver so they’re calling.

For each potential new listing I view it, research it, meet to discuss it and if I secure the listing I then organise to photograph it, write about it, advertise it and get on the phone to talk to all the people I know who might be interested in buying it.  I host open for inspections and organise private showings and at each step in that process I’m talking with the vendor to update them on progress.

So don’t be fooled into thinking we consider our job is done if you see a McKillop signboard go up and an ad in Property Press.

Like a duck gliding gracefully on water beneath the surface we are paddling like mad to make sure each of our listings moves fast and a sale proceeds smoothly.

We are busy.  Very busy. And that’s a great thing.  Now if you’ll excuse me, I need to make a call.
