Mittagong On The Move

For anyone looking at buying a home in the NSW Southern Highlands Mittagong is the perfect place to begin your search, not only because it is the unofficial northern entrance and gateway to all that this area has to offer, but also because it really does offer opportunity across every price bracket.

The average price as listed on realestate.com.au might be $630,000 for a house and $342,500 for a unit, but across the board Mittagong provides a fabulous variation in size of blocks and style of property; from residential to bushland, new to old, big and small.

In terms of real estate recognition Mittagong has not traditionally had the boutique reputation of Bowral. It was perhaps considered slightly more commercial than quaint. But no longer. The retail precinct is buzzing with a quirky selection of unique independent stores and quality cafes which reflect the changing dynamic of the Mittagong market. Residential properties are in demand as investors and homeseekers identify the potential to capitalise on the revitalisation of the area.

A key area of growing demand is for properties located on the eastern side of the Old Hume Highway in the quiet streets along the edge of Lake Alexandra Reserve and within walking distance to Mittagong Public and/or St Michaels Catholic Primary Schools. Offering both peaceful streets and proximity to shops, schools and parkland these are properties rarely offered and rapidly picked up by eager buyers.

On the western side of the Old Hume Highway lies the traditional prestige property area known as ‘The Gib’ with premium homes on very sizeable garden blocks tucked onto the upper levels of Mt Gibraltar with views stretching north as far as Sydney city on a good day. Over recent years subtle subdivisions have opened up this prestige area to more properties but the quality and premium paid for position has remained.

All these key areas of Mittagong are only set to increase in value as the retail centre continues to thrive. So now is a great time to look at buying a home in Mittagong.

My tip for price conscious purchasers keen to secure property is to look for opportunity in the fringe suburbs that have not yet caught the attention of the mainstream market. Willow Vale, Braemar and Welby are the residential property markets that I believe will be the next to transform. They are all great areas of established housing often of very sizeable blocks. Many are pristine and ready to move in, others offer fabulous potential for renovation.

Of course on the fringe of Mittagong also sits the impeccably presented community of Renwick which continues to generate very strong demand when land is released and for existing homes.
